Following an objection from the Tenant to the determination of a fair rent by the Rent Officer, the Tribunal has made a determination under the provisions of the
Rent Act 1977
. Inspection

The Tribunal inspected the property at around 11.30am on the
9th February 2024
in the presence of the tenants. Evidence

The Tribunal has consideration of the written submissions from both parties and the inspection of the property. Determination and Valuation

Having consideration of our own expert, general knowledge of rental values in the Canning Town area, we consider that the open market rent for the property in its current condition would be in the region of
£380
per calendar week (approximately

per month) From this level of rent we have made adjustments in relation to: Terms of tenancy, at the commencement of the tenancy there were: no white goods, no carpets or curtains, dated kitchen and bathroom fittings, and no central heating which equates to approximately 45%
